Once you’ve set up your free consultation and inspection, our professional roofing contractors begin your roof inspection from inside the building. This is to see where any leaking water is concluding its route. Determining where water ends its route is a great indication of where a leak began.

We will also walk the roof in search of any unusual findings, which could include:

  • Ponding water
  • Holes in the substrate
  • Cracks
  • Blisters
  • Uplifted seams, nails, or shingles

Our roofing team will start from the perimeter of the roof and work their way inward towards the middle of the roof. This ensures we don’t miss any areas of your roof. 

Because perimeter edges and endpoints can be lifted by wind more easily than the rest of your roofing surface, it’s important we inspect these areas as they have a higher probability of being the cause of a leak.

We then take core samples of your roof, removing a small portion of the roof so that we can gather as much information about your roof as possible. Some of the facts we’re trying to determine include:

  • How many roofing layers are there?
  • What material is the substrate?
  • What is the level of saturation/moisture?
  • How old is the roof?

The amount of core samples necessary varies depending on the size of your roof, the slope, where water travels, and any concerning areas found during the internal inspection. On average, professional roofing contractors take 1-2 core samples for every 10,000 square feet of your roof. We repair the area these samples are taken from, using TPO or EPDM patches or silicone around the core and on top of the existing substrate.

Modified bitumen is made from asphalt and modifying polymer blends. The adhesive can be applied cold or hot, making it suitable for a variety of commercial regulations.

Once our inspection is complete, you’ll receive a detailed report that will include areas that are causing leaks, areas that are saturated, photos of these areas, as well as recommendations moving forward. 

These recommendations may include repairs, restoration, or replacement. 

  • Repair:  If less than 5% of your roof is saturated and only a few areas are allowing water to enter your building, repair may be our suggestion. If the remainder of your roof is in good condition, repair is the most cost-effective solution.
  • Restore: If less than 25% of your roof is saturated but your roof has less than 2-3 years of life left in it, a restoration will be recommended. Without this restoration, at the end of that third year you will likely be looking at a complete tear off, which is estimated to cost 3-4x more than a restoration.
  • Replace: If more than 25% of your roof is saturated, we will recommend you replace your entire roof. This is the most cost-effective solution in this situation. Repairing a large portion of your roof is another option, but it is significantly more likely to need more repair in the near future, making it often more expensive in the long run.

Our free consultation and inspection takes 30-60 minutes to perform on an average 20,000 square foot commercial building. Certain circumstances may cause this process to take shorter or longer, including:

  • The number of penetrations on the roof, as each must be inspected individually and thoroughly 
  • How many roof sections there are, as each are inspected differently
  • How many different types of roofs there are

Once our process is complete, you should receive our report within 3-5 days. This report will include your current roofing system’s deficiencies, your repair options, and a quote for the work proposed.
